The project is situated in the Peñota area of the Basque village of Ortuella and comprises two independent buildings housing a total of 84 residential units designated for social rental. This initiative was spearheaded by VISESA, the Basque housing authority, in collaboration with BAT, wherein concerted efforts had been directed toward achieving stringent sustainable standards that approach the criteria for passive house certification.

A key focus of the project was the prioritization of apartments with dual orientation. Rigorous attempts have been made to standardize the construction and formal solutions, providing clear guidelines for the building's configuration.

Considerable attention has been devoted to ensuring aesthetic coherence at the facade level, aligning the composition with neighboring structures, given the collaborative nature of this intervention at the urban level.

The facade cladding incorporates metallic elements, utilizing a combination of panels and veneer. The ground floor features a single graphite-colored mini-wave sheet metal finish, creating a deliberate color contrast with the upper floors. This design not only contributes to the overall aesthetic but also adheres to challenging sustainable standards, approaching the benchmarks for Passive House certification.
